When making a real estate transaction of a property that has a significant amount of square footage or individual units, both the buyer and the seller may agree that a complete inspection of the entire property may not be feasible or reasonable. For example, the sale of a rental property with over 300 individual rental units would take an incredibly long time for even a team of home inspectors to work through. In cases like these, all parties want to be aware of the overall condition of a property, but a full inspection just may not be possible.
If this happens, there is a method of inspection called representative sampling that may be useful. This method involves the buyer and seller making an agreement on which areas of a large property would paint the most accurate picture of the overall condition of the property. Then, these smaller areas (such as a handful of rental units, using our previous example) would be thoroughly inspected, and would make up a representative sampling of the overall condition.
